Episode 6: Tenacity and Building Relationships
Mr. Kumar, has more than 23 years of corporate experience in managing large projects across the globe. He has owned both single and multi-family rentals including 84 units in his personal portfolio and currently holds equity ownership in more than 650 units. In this episode, Prashant shares with us the importance of persistence and building long-term relationships with sellers and other real estate investors.
Due to his technology and management background, he brings value by the handling of resources and tasks. He is astute and detail-oriented and eliminates redundancies from the processes. He owns single-family rentals as well as multifamily and runs them efficiently. He has done JVs and has GP interest in multifamily real estate.
He runs a Meetup related to multifamily investment and has a great relationship with investors across the nation. He plans to do more syndication in the future. At the same time, his objective is to acquire and hold stable, income-producing multifamily apartment complexes in emerging US markets with long term capital appreciation through superior asset management.
His expertise includes (but are not limited to), Analyzing Income & Expenses, calculating Net Operating Income (NOI) and calculating Purchase Price based on NOI and Market Cap Rate. Advice to New People: Learn the ropes by investing as a limited partner (LP) in other syndicator's deals first. If you do not have money to get started, then add value to another syndicator's deal by helping them with some aspect of the deal in exchange for a share of equity and education.

Dion Huey is a Co-founder at Delta Bridge Capital LLC which is a multifamily real estate investment company that invests in value-add apartment communities in the United States. He earned a master's degree in finance at Northeastern University in 2017 and worked on multiple business syndications as a financial analyst for Boston-based Plateau Asset Management which is a private equity search fund that has $30 million AUM. In 2017, Dion was an analyst on a deal team that advised Citic Investment Bank's Hong Kong private equity division on the syndication of a $1.5 billion acquisition of a hotel in New York. He is currently the host of The Multifamily Investor Situation Room Podcast.
In 2010 he co-founded Rocky Mountain Education and Technology Group which is a Beijing-based education services company that has serviced more than 5,000 clients.
